Mar Vista on Grand View.

The Westside’s quietest walkable grid — sycamores, mid-century cottages, and a marine layer that lingers later than you’d expect. Three picks for the corner of LA most people miss.

By

Mar Vista sits just inland of Venice and Culver City but the marine layer holds longer here than anywhere else on the westside — most July mornings, the sun doesn’t fully clear until 11 AM. The sycamore canopy on Grand View, Berkeley, and the Mar Vista farmers market block adds a couple of degrees on top of that. The result is one of LA’s most reliably temperate residential grids.

These picks pair the residential canopy with the Centinela commercial spine. Stay Cool routes you off Venice Boulevard during peak afternoon — too wide, no shade.
